This Privacy & PDPA Policy explains how Abyssal Advisory LLC ("we," "us," the "Organisation"), the independent owner and operator of this website, together with Huttons Asia Pte Ltd (CEA Licence No. L3008899K) and its appointed salesperson, Cynthia Teng (CEA Registration No. R055774B), collect, use, and disclose personal data submitted through this website, in accordance with Singapore's Personal Data Protection Act 2012 ("PDPA"). This website is an independently owned and operated marketing site for The Serra Residences and is not the official website of the developer.

1. Who is responsible for your data

Abyssal Advisory LLC operates this website and is the primary point of accountability for how it is built and run. Personal data you submit is shared with Cynthia Teng and relevant Huttons Asia Pte Ltd personnel so they can respond to your enquiry, consistent with their role as the appointed marketing agent for this project. Both parties are bound by this policy in how they handle your data.

2. What we collect

When you submit the registration form on this website, we collect your full name, mobile number, email address and stated unit type of interest. We also automatically collect limited technical data (such as IP address, browser type, and pages visited) through the tools listed in Section 6.

• To arrange preview/showflat appointments
• To send you indicative pricing and the e-brochure once available
• To follow up via phone call, SMS, or WhatsApp regarding your enquiry
• To measure and improve the effectiveness of our marketing (see Cookies, below)
• To detect and prevent spam or fraudulent form submissions

4. Legal basis and consent

We collect and use your personal data based on the consent you give when submitting the registration form (indicated by the consent checkbox) and, where applicable, on our legitimate interest in responding to enquiries and preventing abuse of this site. You may withdraw consent at any time as described in Section 9.

5. Who has access

Your data is accessed only by Cynthia Teng and, where relevant, other Huttons Asia Pte Ltd personnel directly involved in assisting with your enquiry, along with the third-party service providers listed in Section 6. It may be shared with the developer's sales team solely to facilitate a preview appointment or purchase, where relevant. We do not sell your personal data, and we do not share it with unrelated third parties for their own marketing purposes.

6. Third-party tools and overseas data transfer

This site relies on the following third-party services to operate. Submitting the registration form means your data may be processed on servers located outside Singapore, in accordance with these providers' own privacy policies and with safeguards required under the PDPA's Transfer Limitation Obligation:

• Formspree (form processing): the registration form on this site is submitted to and processed by Formspree, Inc., which stores your submission and forwards it to us. Only the data you submit in the form (name, mobile number, email and stated preferences) is transmitted.
• Google reCAPTCHA (spam/bot protection): this site is protected by reCAPTCHA to prevent automated spam submissions; Google's Privacy Policy and Terms of Service apply.
• Google Ads (conversion tracking): used to measure which enquiries came from our ads, subject to the cookie consent described below.
• Google Maps (location section): loaded only if you tap "Load Map," which then sets Google's own cookies under Google's privacy policy.

7. Cookies

This site uses cookies and similar technologies. Under Singapore's PDPA, we're required to tell you what these are and why they're set — here's the full list for this site:

• Advertising / conversion cookies (Google Ads): only set once you accept the cookie notice — used to measure which enquiries came from our ads and to show relevant ads to past visitors elsewhere on the web. Blocked by default until you consent, in line with Google's Consent Mode.
• Map cookies (Google Maps): only set if you tap "Load Map" in the Location section.
• reCAPTCHA cookies (Google): set when you use the registration form, to help distinguish human visitors from bots.
• Form submission cookies (Formspree): a technical cookie needed to submit the form and prevent spam.

We do not use cookies for anything beyond the purposes above. You can block or delete cookies at any time in your browser's settings, or decline non-essential cookies via the banner on this site; doing so won't stop you from browsing the site, but it will stop ad-conversion measurement and may prevent the map from loading.

8. Data retention

We retain enquiry data only for as long as reasonably necessary to respond to your enquiry and for record-keeping purposes required by Huttons Asia Pte Ltd's internal compliance processes, or as required by law, after which it is securely deleted or anonymised.

Under the PDPA, you may withdraw your consent for us to continue collecting, using, or disclosing your personal data, and you may request access to or correction of your personal data, at any time by contacting us via Section 11 below. Please note that withdrawing consent may affect our ability to respond to your enquiry or arrange a preview appointment.

10. Children's privacy

This site is intended for prospective property buyers and is not directed at children. We do not knowingly collect personal data from anyone under 18 years of age.
